Supply and Demand FS, UC, Sold
This graph shows 24 months of supply vs. demand. The red bars represent the number of homes for sale. The green bar represents the number of closed sales by month while the blue bar shows the number of “under contract” properties-those that are in escrow. A comparison of March 2009 vs. March 2007 shows a 24% reduction in available listings, a 78% increase in “under contract” or pending home sales, with a 60% increase in the number of properties closed. Clearly, the market is heating up! 

Median Sold Price
Clearly, the Casa Grande median price on sold properties has been declining over the past two years, and foreclosures, REO (bank owned sales) have had a huge impact on neighboring property values, with an average 41% decline in median sales price from March 2007 to March 2009.
